What happened

The FAA’s narrative, in sentence case. The FAA writes it in capitals and removes private details.

On 6/21/2018 at 1930 CDT, a Piper PA-28R-200, s/n 28R-7235157, N66JJ, was conducting a training flight at west Houston airport (kiws). While attempting a demonstration flight on an improved sod runway, upon touchdown of the main gear, the left main gear collapsed followed by the collapse of the nose gear. The aircraft was being operated as a 14 CFR part 91 training flight and originated at david wayne hooks memorial airport (kdwh). There were three individuals onboard at the time of the incident; a CFI at the controls, a private pilot, and a passenger in the rear seat. The sod runway is an uncharted runway and does not appear on the airport sectional chart. The national weather service climate data indicates that on 6/20/2018 sugar land airport (sgr) received 2.31? Of rain, and david wayne hooks airport (dwh) received 1.89? Of rain.

The certified flight instructor gave the following statement (summarized):

?On 06/21/2018 at roughly 7:30PM central time a CFI was conducting complex airplane flight instruction to a private pilot with a passenger in the rear seat. The private pilot requested that a demonstration of a landing be performed on an improved sod runway located at west Houston airport. The airplane initially landed on the paved runway 15 and came to a full stop. The CFI exited the airplane and walked several hundred feet of the improved sod runway to verify condition of the strip was suitable. After determining that the improved sod runway was suitable for landing, the CFI referenced performance charts for the airplane and determined that the runway was of suitable length to make a landing should a touch and go procedure need to be aborted. The CFI reentered the airplane and communicated the condition of the strip as well as his intention to demonstrate a touch and go on the sod runway to the private pilot. The airplane departed the paved runway 15 at west Houston and entered left traffic. On the left downwind, and prior to turning base leg, the gear lever was placed into the down position and a gumps check was conducted. On final, directly before touchdown of the main gear, the private pilot verbally indicated for a second time that the gear was indicating to be down and locked by saying "green lights".

Immediately upon touchdown of the main gear, the left main gear collapsed, the left wing contacted the runway, and the nose gear subsequently collapsed. The airplane veered to the left and came to a stop on the runway edge approximately 600 feet from the threshold. No injuries were sustained and there was no further damage to property other than the damaged airplane?. End of statement.

The aircraft experienced damage to the propeller assembly, the left main gear doors, the nose landing gear doors and control rods, and the left wing pitot tube. The aircraft was relocated to the flight school maintenance facility, where a landing gear operational check was conducted. The landing gear retract test was conducted successfully several times. There was no abnormal damage or malfunctioning components noticed during the landing gear inspection. The last 100 hour/annual inspection was completed on April 30 2018, at aftt: 5879. The landing gear retract test and emergency extension system was completed at that time.

As the FAA filed it
